How To Choose A Good BuilderHaving building work on your home done can be disruptive, inconvenient, costly and stressful. It is important to minimise the impact that the building work will have on your life, and one step on the road to this is choosing the right building company to do the work. Here are some simple steps you can take: * Get help from respected trade associations Your local builders association can provide you with a list of registered building members. The National Federation of Builders or The Federation of Master Builders are two such associations. Contact these associations and they will be able to send you a list of registered builders in your area. Making sure builders are a part of a respected trade organisation, means that they have passed certain membership requirements and standards. Call the organisation and make sure the builder's membership is up-to-date. A n D Properties is a registered, valid member of the the Federation of Master Builders. * Get Estimates For The Work Find two or three building companies who look like they can perform the work you need done, and ask them for estimates in writing. Have them confirm if there is any planning permissions needed for your project. A n D Properties will always provide estimates for works. * Check Previous Client References Request two or three past customer references from each builder. Get in touch with these people and make sure they were happy with the quality of the work carried out and the conduct of the builder. It also makes good sense to try and visit to view the examples of the work carried out. A n D Properties will happily provide a list of satisfied clients who can be contacted. * Agree on the work and document it Having an agreement or written contract in writing ensures that both parties are clear on exactly what is required, and is committed to the work. You should ensure the builder will provide a written contract or agreement. It should outline the works to be completed, completion dates, safety and security procedures, waste material disposal, working hours etc. A n D Properties always supplies written contracts of work. * Correct Insurance Ensure that the builder's public liability insurance is comprehensive and valid. Contact your own insurance company to check how the building works affect your own insurance policies. A n D Properties has valid public liability insurance of £1,000,000, which is available for inspection. * Work Deposits and Payments A deposit will generally only be required when custom-made materials are required to be purchased, or when the works will be of significant duration. In other instances, avoid handing over deposits, and confirm any schedule of payments in writing. A n D Properties has a clear and fair policy on work deposits and payments. * Be careful of "VAT-free" offers VAT-free deals could mean one of two things. Either the building company does not turnover more than £70,000 per year, or perhaps they are avoiding his legal tax responsibilities.Make sure you can answer these questions comfortably: Is this builder big enough to finish the project; will they be on-hand if the work requires repairs ; can I get a valid and written contract if there is no proof of payment? A n D Properties is VAT registered, number 918132828. |
