Quick guide to conservatories Buying a conservatory is an important investment; it can add value to your home and transform your living space. However, there are so many options on the market today that it can be difficult to know what to choose. We’ve put together a brief guide to help you make the right choices and get the conservatory of your dreams.There are a number of stages to go through, from the initial planning and surveying, through to gaining planning permission, building and decorating. So here’s a checklist of things you’ll need to consider along with some advice from our team of experts: Is my property suitable for a conservatory?There are a number of factors to take into account when considering whether a conservatory will be possible at your property. Clearly you will need the outdoor space to form the footprint for your conservatory, and you will need to take into consideration the proximity of neighbouring properties, the aspect of the house (which way it faces) and whether it can be seen from the road. Conservatories are well suited to east, west or south facing areas, as these are most likely to make the best of the sun. It’s important to consider the impact a conservatory will have on the rest of your outdoor space – how it will fit in with your garden and any parking space. How will I use my new conservatory?It’s also extremely important that you consider how you plan to use the conservatory space. Will it be a sheltered place to sit and enjoy your garden or will it be a dining area, work or play room? Your planned usage of the room should help you decide what kind of conservatory you need in terms of size, position and in terms of the links it has to your house and amenities such as electricity and telephone cables. If you plan to use your conservatory for business purposes this may also affect the planning permission requirements. Do I need planning permission?Many properties in the UK do not need planning permission to add a conservatory but there are a number of factors which may make it essential. If you live in a listed building or a protected area (e.g. a national park), if your conservatory is to be sited within 2 metres of your boundary or near a neighbour’s property, or if your property has already been extended you may need to apply for permission. It’s always best to check with your local authority before your start your project if you are unsure. Visit the Government’s Planning Permission Portal for further details. Do I need to inform the neighbours?If you share a wall or boundary with a neighbouring property you may need to inform your neighbours and gain their written consent before starting work. The Party Wall Act (1996) covers building work that affects or is near neighbouring properties and so you may need to write to your neighbours informing them of your proposed plans. It’s best to be sensitive to the impact of your project on your neighbours and keep them informed and consulted on your proposed changes from an early stage. Do I need a builder or architect?When it comes to buying a conservatory, you will get the best results if you work with an expert. Check whether your builder is a member of the Federation of Master Builders or other professional association, so you can be sure of the quality of our work. Specialist companies will have the skills required to plan the best use of the space you have, taking into account key structural features, making the most of your garden and the best approaches to access. What type of structure is best?There are a range of different styles and types of conservatory available, both modern and traditional, from standardised PVCU which is designed to be cheap and easy to install, to bespoke hardwood structures that enhance your outdoor and indoor space adding a feature to your home. PVCU models are often the cheapest and may be suitable if you are on a tight budget and have a simple and obvious location for your conservatory, but as a long term investment a bespoke conservatory will normally give the best results as it will be tailored to your property and your needs. One of the key considerations is whether to have full height window panels or to build a dwarf wall on which the windows of the conservatory will sit. Full height windows give more light and a more complete view, but can be more expensive to heat and make wiring and placing furniture more complex. A dwarf wall adds stability to a conservatory and can help it blend more closely into your existing architecture, but your builder will be able to advise on the best approach for your property. How will the temperature be regulated?One of the most important things to consider when buying a conservatory is how the temperature will be regulated. Conservatories can become extremely hot in winter and can leak heat and energy in the winter, so it’s important to consider the features your conservatory will have to manage this. Some will offer specially treated glass that keeps the space cool in summer and warm in winter, others will offer heating and ventilation systems, or you may wish to buy blinds. Consider the location of your conservatory and how much heat it is likely to attract and plan accordingly.
