Guide To Renovating your home after fire, flood or leak damage Fire damage, flood damage or leaks at your home or commercial property can cause serious disruption and distress, so it’s vital you know what you’re doing to repair the problem as quickly and effectively as possible. What to do firstOnce the emergency services have made the situation safe, they will advise you on the immediate action to take (see useful links below). It may seem overwhelming, but it’s vital that you contact your insurers as a first priority if your policy covers you for such claims. They may arrange for an assessor or loss adjuster to visit your property, but do not wait for this before acting to minimise the damage.Fire damageFire leaves a seemingly enormous refurbishment task behind it, but it is often possible to achieve a complete restoration with the right help and expertise. Your property may need to be decontaminated, it may need drying out if water has been used to put out the fire, and it will certainly need a specialist assessment to check any structural damage and the integrity of the building, electrics and plumbing. If the emergency services have declared it unsafe, they will inform the local building control officer who will arrange an inspection. Once you know what is required structurally you can arrange for a contractor to come in to quote for any building work, and for specialist cleaning and refurbishment. Most people find that they need to redecorate completely in order to achieve a soot free, smell free home.Flood and leak damageAfter a flood it’s important that your home is decontaminated and dried out as soon as possible after the damage takes place. This will help prevent mould from forming and minimise the damage to structural elements, building materials etc. Even when a wall or floor feels dry it may not be, and so thorough drying can take several weeks (depending on the severity of the damage) . Drying can be achieved with initial draining/moping and then thorough ventilation (leaving windows and doors open), but this can create a security risk so dehumidifiers are often used by renovation specialists. Key things to remember at this stage are that you should try to remove all items of furniture and personal property while this takes place (you may also be surprised to find that many personal items can be successfully restored by an expert), and that you should not use electricity or your heating/plumbing system until this has been checked and repaired by a professional.Renovation and restoration workWhether your property had been damaged by fire, flood or leak, it is likely that restoration and refurbishment work will be required. It is vital that your property is checked for any structural damage and that this is addressed immediately as both fire and water damage can cause serious damage to the integrity of a building; please make this your first priority. Once you know whether structural repair is required you will be able to plan the general refurbishments to the rest of the home. Some people use this as an opportunity to make changes while the work is being completed, including the fitting of increased flood protection; speak to your builder about the options and check whether this will affect any insurance claim. Whatever the level of damage, it is likely that you will need to involve a range of trades (plumbing, electrical work, decorating, woodwork) so it may be preferable to reduce the stress by working with a single contractor who can provide all these services. The key thing is to find a contractor you know you can trust, and who understand the stress you have been under, so you get your home or business back to normal as quickly and simply as possible.Useful links:The Environment Agency – Preventing Flood Damage A complete serviceWe offer a full home renovation package, from design and help with planning and building regulations through building work, plastering, plumbing, kitchen and bathroom fitting, electrical work, woodwork, windows and decorating.
